Living at Tandis Farms means moving beyond "green living" into true operational autonomy. Every lot is engineered to function as an independent, resilient cell within a managed ecosystem, ensuring that your homestead remains functional regardless of external infrastructure failures.
Below are the technical specifications that define the Tandis Resilience Standard.

The Tandis Resilience Standard: Technical Specifications
Renewable Energy Mandate: All lots must utilize solar and/or wind energy as the primary power source to ensure grid resilience.
Water Autonomy: Mandatory installation of high-capacity rainwater catchment and cistern systems.
Wastewater Management: All lots must utilize eco-friendly wastewater systems or biodigesters to protect the local water table and creek.
The 25% Footprint Rule: To preserve the natural environment, no more than 25% of the total lot area may be covered by non-permeable surfaces.
Native Landscaping: 100% of non-edible landscaping must consist of native Belizean species.
Community Co-Op: Deeded access to the central farm and gardens, with rights to sell or donate surplus produce at the Farm Shoppette.
Sustainability Fee: A 2% sustainability fee on all future lot resales is contributed back to the BIMS Institute to fund ongoing research.
Infrastructure & Service Fee: Each owner contributes a monthly Farm Service & Research Fund fee of $1,000 USD. This fee covers the management security, estate maintenance, and the shared utility infrastructure.

Compliance with these specifications is managed through the Tandis Ecological Stewardship Pledge. This is not a restrictive HOA; it is a shared commitment to the technical integrity and long-term security of our community. By maintaining these standards, we ensure that Tandis Farms remains a high-value, performing asset for all owners.
